There are three levels of rules affecting planning
- national legislation – https://www.legislation.gov.uk/
- local planning authority (LPA) policy – see the website of the appropriate local authority
- individual decisions according to the specifics of the project and the preferences of the individuals in the LPA
Planning issues change according to local authority but on the whole Wales is more open to innovative projects. Also, as the rules aren’t rigid in the UK generally, if we present the project positively, this can make a lot of difference. Our status as an eco-friendly project providing housing and respite for disabled people could be very helpful, depending on the ethos of the local planning office.
USEFUL ORGANISATIONS
The Land is Ours has many useful resources, including the Rural Planning Handbook…. https://tlio.org.uk/ .
Chapter 7 is part of TliO . Its an organisation set up to support communities with planning issues.

One Planet Council is a main reason why Wales is so attractive for eco-aware communities. ”This forward-thinking planning policy provides a genuinely affordable and sustainable way for people to live and work on their own land, bringing social, economic and environmental benefits. It was adopted by the Welsh government in 2011 as part of its One Wales: One Planet scheme.”
